The Asian Development Bank (ADB) has extended a $30 million loan equivalent to Tavan Bogd Holdings to construct Mongolia's first private sector-led green residential complex, setting a high sustainability benchmark in Ulaanbaatar.

MONGOLIA A landmark $30 million loan equivalent has been issued to Tavan Bogd Holdings to finance the construction of the Gerlug Green Apartments in Ulaanbaatar's Khan-Uul District. The four-tower residential initiative, encompassing 252 units, represents the first private-sector green residential project in the country. Tavan Bogd Holdings operates as the primary investment vehicle for Tavan Bogd Group, a major Mongolian business conglomerate spanning multiple sectors. The Asian Development Bank is a regional MDB dedicated to driving sustainable economic growth across Asia and the Pacific.

This initiative directly addresses Ulaanbaatar's critical urban climate challenges, where residential housing traditionally relies on carbon-intensive, coal-fired district heating during harsh winter months. By securing international green building credentials, the capital deployment demonstrates that commercially viable real estate projects can achieve deep operational efficiency while expanding the regional supply of eco-friendly housing.

The project is set to exceed standard international EDGE benchmarks by aiming for 34.6% energy savings, 30.6% water conservation, and a 38.1% reduction in embodied carbon. Incorporating advanced thermal insulation, smart energy metering, and high-efficiency lighting systems, the development aligns directly with national environmental policy goals to trim total greenhouse gas emissions by 23% by 2030. The construction phase is also projected to generate 1,800 local jobs while expanding professional technical opportunities for women.
