Aldar Properties and Arada have established a AED 15 billion alliance to co-develop a major mixed-use community in Seih Sdeirah and build residential projects on Yas Island, marking Arada's entry into Abu Dhabi's property market.

UNITED ARAB EMIRATES —Abu Dhabi's real estate ecosystem is undergoing significant expansion following a landmark AED 15 billion alliance between major United Arab Emirates developers Aldar Properties and Arada. Under the agreement, the entities will execute a initial joint venture to master-plan and construct a mixed-use residential, retail, and community development across a 1.5 million square meter site at Seih Sdeirah along the Abu Dhabi border. Concurrently, Arada has finalized the acquisition of three residential plots totaling over 27,500 square meters on Yas Island from Aldar, unlocking nearly 130,000 square meters of total gross floor area. Within the joint venture structure, Arada will oversee project delivery and construction management, while sales and branding will be executed jointly.

This commercial vehicle marks the initial entry of Arada into the Abu Dhabi real estate market, broadening its geographic operations beyond its traditional footprint. Aldar Properties operates as Abu Dhabi's premier real estate developer, investor, and manager, overseeing a 76 million square meter landbank and managing an asset portfolio valued at AED 56 billion across residential, commercial, retail, and hospitality segments. Arada is a master developer with global operations across the United Arab Emirates, Australia, and the United Kingdom, managing a project pipeline valued at $46 billion comprising over 70,000 residential units.

The strategic deployment of capital across Seih Sdeirah and Yas Island underscores growing demand for large-scale, integrated lifestyle communities across key transit corridors and prime entertainment districts in the United Arab Emirates. By combining Aldar's extensive regional landbank and local administrative platform with Arada's project execution and master-planning capabilities, the venture optimizes asset development velocity while diversifying market risk. The transaction reinforces prime land valuations in Abu Dhabi and reflects an increasing trend toward co-development structures among master developers seeking to accelerate supply in high-growth submarkets.

For institutional investors, corporate stakeholders, and the broader construction sector, this alliance signals sustained capital deployment across suburban master-planned developments and urban waterfront nodes. The partnership establishes a preliminary framework for further joint development across diverse asset classes and geographic zones within the region, providing a structured template for future private and public-private master-planning ventures.
