Brookfield Asset Management has entered India's industrial and logistics real estate sector through a 450 million US dollar acquisition of eight warehousing parks from ESR India. The portfolio spans nearly 400 acres across key commercial hubs including Mumbai, Delhi-NCR, Pune, Chennai, and Kolkata.

INDIA —Global asset manager Brookfield has executed a 450 million US dollar (4,300 crore Indian rupees) acquisition to purchase eight industrial and logistics parks from ESR India. Spanning approximately 400 acres across major industrial corridors including Mumbai, Pune, Delhi-NCR, Chennai, and Kolkata, the acquired portfolio maintains a 98% occupancy rate across a diverse tenant base. Brookfield has additionally committed capital toward future development across the site locations, with ESR retaining property management duties in the near term.

Brookfield Asset Management is an international alternative asset manager handling investments across real estate, infrastructure, private equity, and renewable power. ESR India is a domestic real estate development platform specializing in industrial and logistics park execution and asset management across core Indian urban centers.

The deal marks Brookfield's expansion into India's industrial and warehousing market, broadening its existing real estate footprint beyond commercial office buildings and hospitality assets. The portfolio provides strategic exposure to high-demand logistics nodes supported by surging manufacturing activity and third-party logistics expansion, which saw nationwide industrial leasing volumes reach 36.8 million square feet in the first half of 2026.

This transaction underscores growing institutional capital deployment into South Asian logistics infrastructure as improved transport networks, such as the Western Dedicated Freight Corridor, enhance regional supply chain efficiency.
