UNITED ARAB EMIRATES —Dubai-based real estate developer Meraas has awarded a construction contract valued at nearly AED 1 billion to GCC Contracting for the expansion of its Nad Al Sheba Gardens master development. The scope of work for Phase 7 encompasses the construction of 130 luxury villas featuring four to seven bedrooms, 142 three-bedroom townhouses, auxiliary pool houses, and primary site infrastructure and utilities. Onsite construction activities have commenced, with project completion targeted for the second quarter of 2028.
Meraas is a major real estate development entity operating as part of Dubai Holding Real Estate, managing a portfolio of residential, retail, and hospitality assets in the United Arab Emirates. GCC Contracting is an established regional construction company providing building, civil engineering, and infrastructure services across commercial and residential sectors in the Middle East.
The expansion expands the residential footprint of Nad Al Sheba Gardens, a low-density master-planned community positioned near key commercial hubs, including Downtown Dubai, Meydan, and Dubai International Airport. In addition to housing units, the scope includes extensive leisure facilities, sports tracks, and retail infrastructure. Awarding the contract to a single primary contractor integrates site engineering with utility installation, ensuring standardized construction quality across high-end units while maintaining delivery timelines over a multi-year development phase.
This large-scale award demonstrates sustained momentum in Dubai's prime residential real estate segment, driven by strong end-user demand and sustained foreign direct investment in luxury housing. For civil engineering firms, building material suppliers, and specialty subcontractors in the Gulf region, the contract indicates steady capital expenditure from government-backed master developers. Furthermore, expanding established master communities reinforces long-term asset values and supports urban growth goals under Dubai's strategic economic vision.
