INDIA —IRB InvIT Fund, India's first listed infrastructure investment trust, has concluded a capital-raising initiative totaling INR 23.51 billion. The transaction combines an institutional placement of INR 20 billion with a preferential unit allotment of INR 3.51 billion. Sponsor IRB Infrastructure Developers Limited maintained its approximately 16 percent holding by contributing INR 3.51 billion to the preferential allocation.
The freshly secured capital is earmarked to partially finance the acquisition of two highway assets operating under the Build-Operate-Transfer model—specifically the Solapur Yedeshi project in Maharashtra and the Chittorgarh Gulabpura route in Rajasthan—from the IRB Infrastructure Trust. This transaction expands the trust's total enterprise valuation and extends its weighted average concession duration.
Infrastructure investment trusts serve as critical vehicles for monetizing mature operational assets, enabling developers to recycle capital into new construction pipelines. By transferring revenue-generating highway assets from private structures into public investment vehicles, developers can de-risk their balance sheets while offering institutional investors stable, predictable yields backed by toll collections.
Market participants and institutional investors, including pension funds, mutual funds, insurance companies, and family offices, demonstrated robust participation during the offering. For institutional investors, such asset-backed vehicles offer reliable long-term cash flows insulated from broader market volatility, while giving sponsors immediate liquidity to fund upcoming expansion phases.
