KREEVA, the real estate vertical of Kanodia Group, has announced an ₹11 billion investment to build a luxury housing development in South Delhi. The project marks a key step in expanding its presence across premium urban markets in North India.

INDIA —KREEVA has initiated an ₹11 billion luxury residential development spanning two acres along Mathura Road in South Delhi. Designated as 'Swaranaya', the project encompasses 500,000 square feet of saleable space divided across 114 high-end residential units. Construction activity is slated to begin in January 2027, with full project completion anticipated by 2031. Initial unit pricing for the project starts at ₹150 million. To support project execution, the developer secured structured capital financing from ASK Group.

This capital deployment underscores high institutional confidence in North India's high-end urban housing segment. The capital's luxury residential segment continues to experience robust demand from affluent buyers, driven by scarcity of prime land parcels and strong preference for low-density developments. By securing institutional funding through structured finance partners, developers are effectively mitigating capital constraints, enabling execution of high-ticket real estate ventures in high-demand micro-markets.

The investment reflects broader structural shifts within the real estate and urban development space across major metropolitan zones. High-value housing projects in strategic corridors like South Delhi are stimulating regional construction activity, expanding employment opportunities, and drawing sustained financial participation from private equity institutions. The successful absorption of such inventory also highlights the appetite for structured real estate credit instruments in financing upscale urban housing projects.

For institutional investors and industry stakeholders, the move signals expanding opportunities in top-tier residential developments within prime urban centres. KREEVA's strategic trajectory points toward further regional footprint expansion beyond Delhi-NCR, focusing on prospective residential markets across select urban centers in North India including Lucknow and Chandigarh. Established as the real estate arm of Kanodia Group a diversified conglomerate operating in cement, building solutions, and media KREEVA focuses on developing premium residential properties across key urban markets in Northern India.
