INDIA —Mahindra Lifespace Developers Limited has expanded its residential footprint in Western India by launching a large-scale project in the Baner Annex micro-market of Pune. The development covers 13.46 acres and holds a total Gross Development Value estimated at INR 35 billion. In its initial phase, the project introduces 1,236 housing units consisting of two-, three-, and four-bedroom apartments. The community is planned as a Net Zero Waste development and has received pre-certification under the IGBC Gold standard, incorporating extensive recreational facilities, large green areas, and dedicated wellness infrastructure.
Mahindra Lifespace Developers Limited is the real estate and infrastructure development arm of the Mahindra Group, established in 1994. The enterprise manages a development footprint of over 53 million square feet across major Indian urban centers and operates large-scale industrial clusters and integrated cities.
This initiative reinforces developer confidence in Pune's strategic residential hubs, particularly those situated near major technology and enterprise centers. Baner Annex has emerged as a high-demand residential node due to its proximity to established commercial hubs such as Hinjawadi and Baner, which house numerous IT parks and global capability centers. Ongoing urban infrastructure improvements continue to enhance regional accessibility, driving long-term demand for modern residential units in the area.
The expansion reflects broader commercial strategies among major Indian real estate developers to capture demand for high-quality, sustainable housing near suburban employment hubs. By incorporating sustainable design standards, real estate operators aim to address growing institutional and consumer preference for environmentally responsible developments. The project's launch highlights the continued capital deployment into high-density suburban markets with resilient social and transport infrastructure.
