UNITED ARAB EMIRATES —Dubai real estate developer Nakheel, a subsidiary of Dubai Holding Real Estate, has awarded a strategic marine construction contract to Mar Marine & Building Contracting L.L.C. for coastal engineering works on Island B within the Dubai Islands master development. The scope of work encompasses the upgrade of approximately three kilometers of western shoreline, including the dismantling of existing rock revetments, the construction of new breakwaters, and the refurbishment of adjacent coastal sections. Additionally, the contractor will construct a 320-meter beach stretch dedicated to the surrounding residential communities, with project delivery targeted for the fourth quarter of 2027.
Nakheel is a major state-backed master developer based in the United Arab Emirates, recognized for large-scale land reclamation projects including Palm Jumeirah. Its parent entity, Dubai Holding Real Estate, manages a broad portfolio of residential, commercial, and leisure assets across the emirate. The contractor, Mar Marine & Building Contracting L.L.C., specializes in complex marine engineering, coastal protection, dredging, and waterfront infrastructure solutions.
This coastal infrastructure initiative directly aligns with the broader buildout of the Bay Villas community, a luxury residential precinct comprising 636 villas and townhouses on Island B. By synchronizing marine protection works with residential construction contracts previously awarded for the site, the master developer ensures coastal stabilization, flood mitigation, and enhanced shoreline utility ahead of residential occupancy. The surrounding Dubai Islands development spans 18.6 square kilometers across five islands, designed to eventually house over 230,000 residents and feature more than 15,000 hotel keys and branded residences.
The agreement underscores sustained capital expenditure across the Middle Eastern maritime construction, civil engineering, and luxury real estate sectors. For civil contractors, specialized marine engineering remains a high-growth segment as regional urban planning prioritizes premium waterfront real estate. The concurrent execution of heavy marine engineering and onshore residential construction reflects a coordinated project delivery model aimed at accelerating completion timelines and safeguarding high-value coastal assets against long-term erosion and marine environmental factors.
