Metac General Contracting Co has secured a construction contract exceeding AED 800 million for Phases 1 and 3 of Nakheel's Bay Grove Residences. The project encompasses 537 residential units across seven buildings on Dubai Islands, scheduled for delivery in late 2028.

UNITED ARAB EMIRATES Metac General Contracting Company has been appointed as the main contractor for the initial and third development phases of Bay Grove Residences on Dubai Islands. The deal, valued at over AED 800 million, mandates the construction of seven residential buildings housing 537 individual housing units ranging from one to four bedrooms. In addition to unit construction, the operational scope encompasses basement structures, essential utility connections, and resident facilities including sports courts, swimming pools and fitness hubs. The overall master development is slated to reach completion in late 2028.

This contract allocation reflects sustained market momentum for high-end waterfront residential property within the United Arab Emirates. With Phases 1 and 3 advancing to active physical construction, the broader multi-phase master plan aims to ultimately supply 1,154 residential units across 15 separate structures. The rapid commercial absorption of early phases underscores robust investor appetite, positioning the development as a focal point for urban growth in line with regional long-term master plans.

For the engineering, procurement, and construction (EPC) industry, the announcement signifies significant capital deployment in large-scale residential infrastructure across the Middle East. The expansion of coastal land developments provides continuous revenue pipelines for primary contractors, structural engineering firms, and specialized building material vendors. Furthermore, the master project's alignment with broader urban development plans signals sustained multi-year demand across supply chains tied to civil engineering, MEP services, and finishing works.

From an investment and strategic standpoint, the project reinforces the commercial viability of multi-island coastal real estate in Dubai. Developers and institutional investors stand to benefit from structured, phased releases that maintain pricing power and liquidity. Nakheel is a major UAE-based master developer, operating under Dubai Holding Real Estate, known for delivering landmark coastal developments, residential communities, and retail destinations across the region.
