Nisus Finance Services has invested ₹900 million in Realnet Ventures, a wholly owned subsidiary of Paranjape Schemes, through its Real Estate Special Opportunities Fund-I (RESO-I), for a residential tower within the 150-acre Blue Ridge township in Hinjewadi, Pune, with a gross development value of ₹3.70 billion.

Nisus Finance Services has invested ₹900 million in Realnet Ventures, a wholly owned subsidiary of Paranjape Schemes (Constructions), through its Real Estate Special Opportunities Fund-I (RESO-I), according to a company release. The investment targets a residential tower developed on 1.09 acres of conveyed land with a total saleable area of 402,000 square feet.

The project has a gross development value (GDV) of ₹3.70 billion and is expected to generate an operating surplus of ₹1.43 billion. The tower is part of Blue Ridge, a 150-acre developed mixed-use township in Hinjewadi Phase 1, which includes 33 residential towers.

This development matters because Hinjewadi is one of Pune’s most mature and sought-after residential micro-markets, supported by steady end-user demand due to proximity to major IT parks, well-developed social infrastructure, and connectivity to key parts of the city.
