PAHW invites bids for infrastructure and public buildings works at South Sabah Al-Ahmad Residential City

Kuwait’s Public Authority for Housing Welfare has issued a tender for the construction, completion, and maintenance of services, infrastructure, and public buildings at Suburb Center N2 within the South Sabah Al-Ahmad Residential City Project. The development forms part of a large-scale urban expansion designed to address Kuwait’s long-term housing demand.

The Public Authority for Housing Welfare (PAHW) in Kuwait has invited tenders for Construction, Completion, and Maintenance of Services, Infrastructure, Public Buildings, and their Associated Components at the Suburb Center (N2) in the South Sabah Al-Ahmad Residential City Project.

The tender is part of ongoing development activities within one of Kuwait’s largest planned residential cities, with bid submissions scheduled to close on 31 March 2026.

The South Sabah Al Ahmad Residential City project is located approximately 80 km south of Kuwait City and is intended to address the country’s current and future housing requirements. The master plan includes more than 23,000 private villa plots and nearly 49,000 apartments distributed across 11 neighborhoods. It also incorporates a central business district, leisure and recreational areas, investment-focused residential zones, and major employment districts. Development of infrastructure and public facilities within the suburb centers is a key component of the project’s urban planning framework. These facilities are expected to support essential services for residents while enabling the broader city to function as an integrated residential and economic hub.

The scale of the project, estimated at around $10 billion with completion targeted for 2040, is expected to generate demand across construction, engineering, infrastructure services, and urban development sectors. Once completed, the city is projected to accommodate approximately 460,279 residents and support the creation of more than 145,000 jobs across multiple industries. The Public Authority for Housing Welfare is Kuwait’s government entity responsible for planning and delivering national housing programs, overseeing large-scale residential developments aimed at expanding housing supply for Kuwaiti citizens.
