Skanska is investing CZK 2.2 billion in the fourth phase of its Emil Kolben District residential development in Prague, adding 272 energy-efficient apartments and five commercial units. The construction contract is valued at CZK 1.3 billion, with work scheduled to begin in November 2026 and completion expected in spring 2029.

CZECH REPUBLIC —Skanska is moving forward with the fourth development phase of Emil Kolben District in Prague, Czech Republic, committing CZK 2.2 billion (approximately SEK 1 billion) to the expansion. The construction contract, valued at CZK 1.3 billion (approximately SEK 590 million), will be recorded in the company's European order bookings for the fourth quarter of 2026. The upcoming phase will deliver 272 residential apartments alongside five non-residential units.

The development is designed around energy-efficient housing, incorporating sustainable building technologies, certified construction materials and measures to manage drinking water consumption. The buildings are being developed to meet BREEAM's Very Good sustainability certification requirements. Transport accessibility is another component of the project, with its location and connectivity intended to reduce residents' dependence on private vehicles for journeys into central Prague.

The fourth phase will also incorporate publicly accessible outdoor areas, recreational spaces and landscaping measures intended to support local biodiversity. The public realm has been planned with input from district representatives and a landscape architect, linking the residential expansion with the surrounding urban environment. Architectural elements will reflect the area's industrial history.

The investment contributes to Prague's residential property supply, particularly in the segment of energy-conscious urban housing. The addition of 272 homes will expand the district's capacity, while the five commercial units will provide space for non-residential activities. The development also demonstrates how former industrial areas can be incorporated into broader urban regeneration and residential construction programmes.

Skanska has reported that more than 30 percent of the apartments in this phase had been pre-sold at the time of the announcement. This provides an indication of initial buyer commitments before construction begins, although the remaining sales and delivery programme will extend over several years. For residential developers, contractors and suppliers, the project represents continuing activity in Prague's housing and construction markets, with demand linked to urban residential development and sustainability requirements.

Across all five planned phases, Emil Kolben District is expected to comprise 1,069 residential units within approximately 51,000 square metres of development area. The project is named after Czech industrialist Emil Kolben and represents a substantial residential transformation of the former industrial location.

Construction of the fourth phase is scheduled to start in November 2026, with completion targeted for spring 2029. Skanska is a Sweden-based construction and project development group with operations across residential development, commercial property and infrastructure. Its European residential development business is responsible for projects involving housing construction and urban development.
