Strata has deployed ₹960 million into three RERA-approved residential developments across Chennai and Bengaluru, reflecting sustained demand for structured private credit backed by residential assets. The investments target income-generating returns while supporting housing projects in two of southern India's fastest-growing property corridors.

Tech-enabled alternative investment platform Strata has committed approximately ₹960 million to three RERA-approved residential developments in Chennai and Bengaluru, according to official disclosures. The financing has been structured as private credit investments designed to provide periodic coupon payouts while supporting residential project execution in high-demand urban markets.

The largest allocation, valued at about ₹660 million, has been directed toward two residential developments along Chennai's Old Mahabalipuram Road (OMR) corridor, including an apartment project and a villa development. These investments are structured to target annual returns of around 16% through monthly or quarterly distributions. Separately, Strata invested approximately ₹300 million in a plotted residential project near Devanahalli in north Bengaluru, targeting annual returns of roughly 17% through quarterly payouts.

The investments highlight growing demand for structured real estate credit as developers seek alternative financing beyond traditional bank lending. Southern India's residential markets, particularly Chennai's OMR corridor and north Bengaluru, continue to attract capital due to expanding technology employment, infrastructure upgrades, airport connectivity and sustained end-user housing demand. Demand for plotted developments has also strengthened as buyers increasingly seek larger residential formats in emerging suburban locations.

The transactions also indicate increasing institutional participation in India's private credit market, where investors are focusing on collateral-backed lending structures intended to preserve capital while generating predictable income. Such financing provides developers with an additional funding channel for project execution while offering investors exposure to residential real estate without direct property ownership.
