INDIA —Bengaluru-headquartered real estate firm Sumadhura Group is expanding its footprint in South India through a major industrial development in Tamil Nadu. The company plans to construct a Grade-A built-to-suit logistics facility spanning 52 acres in Red Hills, situated along the Chennai Peripheral Ring Road. Supported by a capital outlay of INR 4 billion, the project will add 1.2 million square feet of modern storage space and is slated for completion by December 2028.
Sumadhura Group is a South Indian real estate developer with projects across residential, commercial, and industrial segments. The firm has established a major presence in Bengaluru, where it operates a 2.5 million square feet Grade-A warehousing facility in Hoskote that serves multinational logistics providers and major e-commerce platforms.
This market entry aligns with heightened demand for quality industrial space across key commercial hubs in Southern India. Chennai generated 4.1 million square feet of Grade-A absorption during the first half of 2026, driven by robust activity in manufacturing and third-party logistics. The region's strategic position as a supply chain corridor makes it an essential location for real estate developers seeking to capitalize on expanding industrial demand.
The establishment of this infrastructure asset is expected to generate approximately 2,500 local jobs while strengthening regional distribution networks. The site offers direct access to key transport arteries, major maritime facilities including Ennore Port, Kattupalli Port, and Chennai Port, as well as the international airport. This enhanced connectivity supports the operational needs of automotive manufacturers, e-commerce networks, and third-party logistics operators seeking modern storage assets.
For institutional investors and commercial tenants, the development highlights a broader industrial shift toward high-specification warehousing assets in prime transportation corridors. As companies seek to optimize supply chain resilience and logistics efficiencies, investment in Grade-A facilities with modern security, business centers, and sustainable designs is projected to remain a key growth driver across India's top warehousing markets.
