Tata Power Trading Company, Keppel Limited, and Tata Realty & Infrastructure will deploy a 12,100 TR cooling-as-a-service solution at Chennai’s Intellion Park, reducing energy consumption by over 20%, with a 15-year contract commencing October 2026.
Tata Power Trading Company Ltd, a wholly owned subsidiary of Tata Power, has partnered with Keppel Limited and Tata Realty and Infrastructure Limited to deploy a large-scale cooling-as-a-service (CaaS) solution at Intellion Park in Chennai, according to an exchange statement.
The project, located in Taramani’s IT corridor across over 25 acres, will have a total installed cooling capacity of 12,100 tonnes of refrigeration (TR) and is scheduled to go live by October 2026 under a 15-year contract. The deployment is expected to reduce the facility’s overall energy consumption by more than 20% through high-efficiency systems and optimized lifecycle operations.
This development matters because cooling accounts for a significant share of commercial building energy use in India. The solution is powered by an AI- and ML-driven Operations Nerve Centre developed by Keppel, enabling real-time monitoring, predictive analytics, and dynamic performance optimization. The campus already sources green power from Tata Power.
The partners indicated the engagement could expand to cover broader HVAC systems over time. Industries impacted include commercial real estate, HVAC services, and energy efficiency.
Regional stakeholders include IT companies in Chennai’s Taramani corridor, facility managers, and sustainability officers.
For investors, cooling-as-a-service offers a recurring revenue model with long-term contracts, reducing upfront capital expenditure for building owners while providing guaranteed performance outcomes. The collaboration demonstrates how utility, developer, and technology partners can structure CaaS agreements at scale, potentially replicable across other commercial and industrial developments.
Tata Power Trading Company is a subsidiary of Tata Power, India’s integrated power utility.
Keppel Limited is a Singapore-based asset manager and operator with capabilities in urban and sustainability solutions.
Tata Realty and Infrastructure is a Tata Group company focused on real estate development and infrastructure projects.
