South Korean builder Xi S&D has clinched a contract valued at KRW 119.5 billion to construct a major mixed-use residential and commercial development in Seoul.

South Korean construction and development firm Xi S&D has secured a contract worth KRW 119.5 billion from Sinchon A10 PFV Co., Ltd. to execute the Mapo District 3-3 Mixed-Use Development project. According to regulatory disclosures, the construction initiative involves building a multi-purpose complex featuring seven subterranean levels and 42 above-ground floors, which will house residential apartments and local neighborhood facilities. Xi S&D, an affiliate of GS Group specializing in residential construction, property management, and home improvement services, expects the project to span 54 months from the official date of groundbreaking.

This contract represents approximately 8.61% of Xi S&D’s consolidated revenue for the 2025 fiscal year, marking a significant additions to its domestic order backlog. Located in the strategic Nogosan-dong area of Mapo-gu, the project reflects a sustained corporate focus on high-density transit-oriented urban developments within the Seoul metropolitan area, helping insulate the builder from broader regional real estate slowdowns.

For the metropolitan real estate and construction sectors, this development highlights the ongoing deployment of project financing vehicles to fund premium residential spaces despite high financing costs. The multi-year project timeline ensures stable revenue visibility for Xi S&D while boosting local economic activity and subcontracting markets in western Seoul.

For institutional investors and market observers, this single sales contract demonstrates that mid-to-large tier Korean contractors continue to capture profitable urban renewal mandates. Because final contract terms remain subject to adjustments during the regular permitting and administrative processes, stakeholders should closely monitor building approvals and subsequent pre-sale deployment timelines, which will dictate cash flow realizations under the progress-based payment framework.
